Achieving legal completion a month ahead of schedule meant our client could move forward with ease with the connection required for a new homes development in North London.

Our brief
An exclusive new homes development being planned for the affluent area of Pinner in North West London required an IDNO easement to be arranged which fell in part across third party land.

Our client instructed us in the Spring, asking us to achieve legal completion within three months.

Challenges
The involvement of a third party has the potential to cause delays, putting planned energisation dates at risk. In this case there was a discussion around whether one or two Deeds would be needed to meet the requirements of each landowner. Two would most likely have set the project timescales back, so we needed to review all possible options.

Delivery
This project was originally structured as requiring one Deed, but when third party land came into the picture, it was suggested two Deeds might be needed. However, we coordinated discussions with all parties to agree if the requirements of all parties could be combined into one document.

Thanks to our insight and proactivity, this option was agreed and in fact saw the legal completion date brought forward by a calendar month.
