Developers often use our Route Proving service to assess the suitability of different cabling options for a site before submitting a planning application, or preparing a project for onward sale.
Our brief
Our Client wanted to investigate three possible routes for running a directional drill under a trunk road in the Greater London area. We weren’t told what the project was for, just the request to provide a detailed report of any third-party landowners, and risks associated with each option to help refine its plans.
Delivery
We started by creating a masterplan showing each 500m drill route and overlaid this with the relevant titles and boundaries of land owned by nine identified individual third parties. We then went on to develop a comprehensive report for our Client which explained the following:
- Potential risks associated with each route
- Approximate guidelines on timescales
- Issues such as unregistered land
- Areas requiring engagement with the Environment Agency
- Detailed restrictions on the Landowner’s title which may require additional consents
- Information from the Local Authority on the extent of publicly maintained highway.
We also produced a highway overlay for the masterplan, showing where there would be no requirement for third-party agreements. Our report provided our Client with all the information it needed for choosing the directional drill route with the fewest risks. It also equipped them with information to pass on to their Client about expected timescales for legal completion.
