The UKs largest EV charging superhub with 44 ultra rapid 160kW chargers and powered entirely by renewable energy with 870 solar PV panels on site.
Our brief
We’d been working with Instavolt for well over a year, but this project was different. It was planning the UK’s largest charging Superhub. Catering not just for cars, it was to include:
- 4 x extra-large bays for large vehicles
- 3 x accessible bays
- 4 x drive through bays for caravans and trailers
- Starbucks; Dog walking; Play park; Green space.
The site was also to be powered entirely through renewable energy, using solar and wind power. Our job was to arrange an incorporated rights lease between Instavolt, its landlord, Eclipse and SSE for the substation and onsite cables.
Challenges
The substation lease was originally set to be granted by Instavolt who had a 30-year lease for the site, from the landlord. However, SSE’s position was that the landlord needed to be party to the agreement.
Delivery
We redrafted the lease to be granted by the landlord with Instavolt as party to the grantor. With this, the landlord also had to progress a deed of surrender for the substation location.
The challenge with the substation lease could have held up the progress of this project for some time, but with our support and guidance, the lease took just five months to put in place, enabling Instavolt to open its Superhub in Spring 2025 as planned.
