Managing a complex landrights process to secure the path to connection for the new multi-million pound, 57-acre state-of-the-art training base for Premier League Club, AFC Bournemouth.

Our brief
It was a privilege to be asked to manage the landrights for this project through our client Energy Network Services. Our investigations of the 1.7km offsite route revealed three consents were needed: UKPD onsite substation transfer; UKPD offsite cable deed; and a combined SSE lease for two offsite substations. Our team was also asked to manage all negotiations with private landowners along the route.

Challenges
This was a complex project, not least because it involved a river crossing and several pockets of private land. While the Football Club had good relationships in place with the third parties along the route, it was down to us to ensure the process was managed professionally and sympathetically.

Delivery
The successful delivery of this project was in part due to securing some time and cost-saving agreements:

  • Negotiations with SSE resulted in the need for just one, combined lease agreement to cover two substations
  • An indemnity agreement was provisionally agreed with UKPD and a landowner to overcome a potential time delay around a deed of release with South West Water.

The steps above, coupled with regular, proactive communication with all third parties and the Football Club Project Manager, meant the challenges of this project were well managed and all consents were secured.
